Negotiation with Wholesale/Investor Buyers
The calls, texts and emails from investors are constant!!!
How do I know which one is reputable?
Is this really a cash offer that I have received? Answer: probably not.
Offers should have the following criteria:
- Earnest Money in the amount of at least 1% of Purchase Price
- Verified proof of funds by way of a complete bank statement if purchasing with cash (no screenshots)
- Title company name and contact info listed
- Closing Date
- Do not sign a Power of Attorney form - you are granting signing authorization to someone you just met
- Contingency describing what happens if the buyer backs out of the deal
